Beltway Home Inspections adheres to the American Society of Home Inspectors Standards of Practice and Code of Ethics (ASHI SOP & COE). The following is a list of items and components included in our home inspections:
Site/Grounds ~ grade, drainage, impacting landscape features (large trees, plant foliage, etc.), retaining walls, stairs, driveways, walkways, fences, gates.
Structural System ~ foundation, support structures, framing, sheathing, seismic (anchoring, bracing, etc.)
Exterior ~ siding, trim, doors, windows, balconies, stoops, steps, decks, patios.
Roof System ~ covering, roof drainage system (gutters and downspouts), chimneys, flashed penetrations (vents, skylights, etc.)
Plumbing System ~ water and gas (or oil) supply lines and shut-offs, water pressure, fixtures, traps, drains, functional flow, drainage, water heaters, safety valves.
Electrical System ~ service drop, service entrance conductors, cables, raceways, service equipment and main disconnects, sub panels, grounding, bonding, breakers (including arc fault circuit interrupters), switches, outlets (including ground fault circuit interrupters), smoke detectors.
HVAC ~ controls and thermostats, heating/cooling components (furnaces, heat pumps, etc.), supply and discharge lines, venting, filters, ductwork, registers
General Interior Inspection ~ ceilings, walls, floors, doors, windows, stairways and railings, countertops and cabinetry,
Insulation and Ventilation ~ attics, walls, floors, crawl spaces, ventilation fans (whole house, bath exhaust, etc.)
Fireplaces and Solid Fuel Burning Appliances ~ system components, vent systems, flues and chimney.
Appliance ~ dishwashers, ranges and ovens, refrigerator/freezers, food waste disposers, built-in microwaves, ceiling fans, clothes washers and dryers.
